Working out whether there is demand for something before anyone commits money to building it — how big the market is, what already exists, what it sells for, and how fast. The first deliverable a junior analyst at a real-estate or infrastructure advisory is handed.

What you will be able to answer

A developer holding land on a city's edge wants to know how many units to build and at what price. What does the study have to establish before you can answer?

The catchment the project would actually compete within, demand inside it sized from household formation, income bands and absorption history, and the competing supply — completed stock plus everything under construction and announced, treated as future competition rather than left out. Price comes from what comparable projects achieve rather than what they ask, which means adjusting for discounts and freebies and confirming whether quoted rates are on carpet or super built-up area. Setting that demand against that supply over the same period and geography is what turns it into a unit count and a phasing, and because moving the catchment boundary moves the answer, the boundary itself has to be defended.
